The property is located in the comune of Cetona, or to be more precise, it is situated approximately 3 kms from the historical centre of Cetona, nestled amongst the green countryside but at the same time within easy reach of the main road which is only 300 mts away along a white road. The property has good communication links thanks to the A1 motorway which is only (approximately) 10 kms drive away at Chiusi Chianciano Terme, and because of the mainline railway which is situated only (approximately) 12 kms from the house in Chiusi Chianciano Terme.
San Casciano dei Bagni, a Medieval village which is world famous today due to its Thermal Spa Centre Fonteverde (considered to be one of the most beautiful spa centres currently in existence), is approximately 12 kms from the property. Other historical cities such as FLorence, Siena, Arezzo, Perugia and Orvieto are only approximately 30 minutes to an hour and a quarter’s drive from the house. Other important historical centres in the area are Montepulciano, Pienza, San Quirico d’Orcia, Radicofani, Chiusi, Sarteano and Città della Pieve, all of which are only a short distance away, each offers gastronomic delights and fascinating history and architecture, and all of which are frequently visited by the many tourists which flock to this area every year.
A restored house, which is rendered externally, and which measures approximately 250 sq mts, with two floors and approximately 1 hectare of land. The land which is in front of the lounge is planted as a wonderful garden rich with ornamental and fragrant plants which give spectacular colour in many seasons of the year. The building was originally restored in the early 1990’s and has subsequently been refurbished internally and the outside has been repainted. The property is not in an isolated position, there are other houses which are visible from the property and which are not a long distance away. Internally the living area consists of: a good sized sitting room, a dining room, a kitchen, a cloakroom and a bathroom on the ground floor, while on the first floor, which you reach via an external or internal staircase, there are five bedrooms, two of which have working fireplaces and two bathrooms. On the attic floor there is an attic space part of which is used as living space which consists of two bedrooms and a small bathroom. Externally the building benefits from a beautiful good sized garden which is planted with lovely plants and shrubs which flower through much of the year. The land includes some fruit trees and a vineyard (approximately 5000 sq mts) which produces a good quality Chianti wine.
The main building is rendered on the outside. Underneath the render the building is probably made partly of stone and partly of tufo rock. The property was originally restored in the early 1990’s and has continued to be refurbished and improved since that date, for example the plaster on the walls in the ground floor has been replaced and the outside of the property has been re-painted. The ceilings between the floors are made of reinforced concrete except the ceiling of the dining room which is a vaulted ceiling. In the sitting room wooden beams have been added to the ceiling to improve the appearance of the room. The roof is also made of reinforced concrete which has been covered with old italian coppi tiles. The floors are made of terracotta on the ground floor and new terracotta tiles on the first floor and in the attic rooms. The windows are made of wood.
The property has all the main services such as water, electricity, telephone and ADSL cover. The central heating is independent and with an oil burner.
