The main house:
Completely made of stone, majestic and imposing, it spreads over three floors plus a basement and cellar caves for family use. It has newly been renovated with charming features.
On the ground floor there is an apartment, simple and practical, actually used from the owners. The rest of the floor is characterised by a lack of spaces that makes the rooms being al communicating each other. Many interesting features, such as the beautiful floors with large natural stone slabs and wooden and terracotta tiled ceilings. Those rooms are currently not used as the impressive mill with its characteristic features to recover. A careful and radical restructuring could transform those unused rooms into living areas, dining rooms, study and toilets. Still on the ground floor there is a multi-purpose porch to enjoy outdoor activities and refreshments. Two opposing stairs connect to the upper floors in a dual access that can be communicating or independent. On the first floor there are two renovated apartments with living room, bedroom and bathroom. One of which has a ceiling covered with wood and stone + a panoramic terrace. On the same floor there are some other rooms to restore to get another apartment or a large living area. On the second floor, which has the same surface, there are some unused rooms where it is possible to get two more large apartments or several rooms for a large sleeping area.
All rooms are bright and have windows with beautiful views.
The church is now a day still consecrated. It is a small stone building with wood truss roof and original terracotta floor. The interior is simple and sober with a stone and wooden altar and a central paint of Saint Francis. Beautiful outdoor arena, as an amphitheatre made in the local stone, with its large steps surrounds the area.
The farm and the farmhouse
They both have a very particular and enjoyable plan that spread over one level.
The house, completely restored and habitable, has an easy access extremely suitable for elderly and disabled.
The farm is an outbuilding used as stables for farm animals and barn. Its external structure has been restored and is in excellent condition. Inside it can be transformed with some restructuring works.
The former mill and cellar
The ground floor and basement of the main building, are very picturesque but in need of restoration and enhancements. There are characteristic features such as the floor made in the local stone, the old chimney, the mill with a wheel and donkey arcane, presses cellar, partly covered and with an access to the caves dug in the rock.
The swimming pool
Surrounded by vegetation it is perfectly inserted in the natural context. The swimming pool has a brick edge as the sun-lounger floor. 12.00 x 6.00 metres, depth about 1.40 metres, it is light blue and equipped with Skimmers.
It is a big wooden and ironed structure with trellises and little uprights made of iron too. Some parts are reinforced with masonry blocks. It spreads over one floor, where there are organised the animal's cages, shelter and forage equipment.
Inside the property there are several annex actually used for various tasks and activities of the owner's company.
The country house is mostly restored, but it needs some other works over attic floor. The external walls and the roof have been recently rebuilt and reconsolidated. The building is then exteriorly restored and as a whole does not need major works. However inside there can be done improvements and finishes. The farmhouse is in good conservative conditions, in fact it is ready and habitable, as three of the apartments of the great house, even if some internal works can give a most characteristic and typical of the area appearance that enhances the property.
The former mill has to be subject of conservative restructuring. In addition to some external restoration there could be mounted also a modern and efficient functioning mill, easily affordable on the market. The outbuildings are in good external conditions. The interiors are in need to be redone and there has to decide the new purpose. Sheds and barns have to be revise or completely redo. The Church does not need any works. It was in fact restored with particular attention to exalt its simple and characteristic aspect of country chapel.
The property is supplied by a source and its well plus two cisterns, one of which is a rainwater and the other one, having a treatment system, has drinkable water. The gas for domestic use is guaranteed by a g.p.l.cylinder that supplies the heating system and the hot water. Enel cabin, which currently provides electricity, is used to supply the mill with its high voltage. Telephone and internet connection are working.
Land Registry Details
All the buildings of the property have been authorized with the proper building licenses and the planning situation is satisfactory. Anyway they will both be rechecked by a technician charged of some practices currently being developed.
The property is being verified and the fiscal constraints and are under review.
Potential Land Use
The property is headed to a person and the sale is then subject to tax registration of 10% about the building and 18% about lands. The area does not has bonds of particular importance even if the Church has its historical/religious importance to respect.
