The property is located in a truly strategic position about 1 km from the historic center of Montepulciano. It is easily accessible from the provincial road. It is approximately 20 km from the Chiusi – Chianciano Terme highway exit. Organic winery producing “Vino Rosso di Montepulciano” just 1 km from the historic center. The total land area is 6.8 hectares, of which 3.2 hectares are dedicated to vineyards, while the remaining area is used for olive groves and arable land, where additional vineyards could be planted. The vineyard is currently divided into the following varieties: 1.5 hectares of Rosso di Montepulciano DOC; 1.5 hectares of Chianti Colli Senesi DOCG; and 0.2 hectares of IGT Toscano. The remaining land (approximately 3.6 hectares) is cultivated as an olive grove, totaling 230 plants, and as arable land where more vineyards could be established.
Wine production occurs entirely within the estate, utilizing the facilities of the winery for vinification, storage, and bottling. The wine is then marketed directly by the owner, especially abroad (United States, Germany, Russia, Great Britain) through specialized sales agents or sold in wineries, restaurants, and retail points in Montepulciano and throughout Tuscany in general. The business is currently operating at full capacity, although not all its potential has been fully utilized. The marketing of wine generates an excellent annual income, but revenues could be increased by converting the buildings for tourist accommodation activities.
The real estate portion currently consists of a renovated farmhouse with a surface area of 300 square meters, spread over two levels, and includes a large living room with a fireplace, kitchen, entrance/living room, utility room, bedroom, and bathroom on the ground floor, along with three bedrooms, three bathrooms, and a large panoramic terrace on the first floor. All the properties comply with urban planning regulations due to Building Permits issued by the municipality of Montepulciano from 1992 to 2001 for the renovations of the main building, the annexes, and the expansion of the winery. The buildings are considered rural from an urban planning perspective, as they are properties that "serve" the agricultural activity carried out within the company, and therefore they are exempt from the payment of I.C.I. (property tax) and did not incur any urbanization fees to the municipality at the time of renovation. Furthermore, both the buildings and the land are registered in the New Land Registry and are all correctly titled to the selling party.

The entire business is registered to individuals, and the sale can be completed either by directly purchasing the properties under the requirements of Agricultural Entrepreneur or by creating an agricultural company. In both cases, there is the possibility of a 1% tax discount on all properties.
